Guarantor Removal for the Current Term
- Go to Household>Edit Occupants
- Select "Place on Notice" next to the current guarantor and enter the desired move out date
- Submit changes to open a lease modification.
- Primary will need to be screened as LHR or use an alternate lease guaranty method.
- Once the lease has been approved, the old guarantor can be moved out.
- Wait until the previously noted dates to do so
- Only complete these tasks from the Household tab. It is not necessary to move out the primary.
Guarantor Addition for Current Term
- Go to Household>Edit Occupants
- Select "Add Applicant" then input all required information
- The new guarantor will need to complete the application and the lease. Note that this will be a lease for the current lease term.
- Screening can then occur as long as a ticket was previously submitted to have the settings changed.
- Once the lease has been approved, the new guarantor can be moved in.
- Wait until the previously noted dates to do so
- Only complete these tasks from the Household tab.
Self-Qualification of a Primary Currently Utilizing an Alternative Guarantor Program
- Submit a support ticket for further information about how to allow a primary to self-qualify when they are currently using an alternative guarantor program.
**Please note that the removal and addition of guarantors can be processed concurrently so as to reduce the amount of lease modifications that must be completed.
In any instance where a new household member is added during a renewal, please submit a ticket to have settings turned on to allow the new individual to be screened.
Guarantor Changes for the Renewal Term ONLY
- Go to More Actions>Create Renewal Offer
- Select "Edit People" in the top right corner then "Add Applicant"
- If the resident is wanting to re-apply as an LHR or with a third-party deposit, the guarantor should instead be removed at this point.
- The new guarantor will be required to finish the application prior to completing the lease.
- Screening can then occur as long as a ticket was previously submitted to have the settings changed.
- If the resident is wanting to re-apply as an LHR, they should be screened as such after the lease has been completed.
- Once the lease has been approved, the Household tab will note the changes for the current occupants by showing either a new guarantor awaiting move in for the future term or a current guarantor awaiting move out at the end of the current term.
